The age of a home does not diagnose its wiring. Arrange an assessment when you find ceramic fuses, limited safety-switch coverage, repeated tripping, flickering, buzzing, heat, discolouration, damaged outlets or heavy reliance on adaptors and extension leads. Before renovation or new high-load equipment, have the switchboard, relevant circuits and planned loads assessed while access is still practical.
The construction date is context, not a wiring diagnosis
An established home may contain original wiring, several generations of alterations or a substantially renewed installation. The build date does not reveal which circuits have changed, whether earlier work was documented or how the accessible wiring performs under test.
Tell the electrician the approximate property age and known renovation history, then let inspection and testing determine the scope. Do not assume the whole house needs rewiring—or that everything is safe—based only on age, appearance or a recently renovated room.
Older switchboards can have limited protection, space or labelling
Ceramic fuses, unclear circuit labels, limited safety-switch coverage, crowding and evidence of previous alteration are reasons to request a switchboard assessment. A modern-looking board still needs testing; appearance alone cannot confirm protection or the condition of connected circuits.

Heat, buzzing, flickering and repeated trips deserve investigation
A warm or discoloured outlet, buzzing switch, persistent flickering, intermittent power or repeated protective-device operation should be investigated. These symptoms can have several causes, so replacing the visible fitting without testing the relevant circuit may not address the underlying condition.
Stop using equipment that is hot, burnt, sparking or visibly damaged. Call 000 for smoke, fire, a serious electric shock or immediate danger. Otherwise, record when the symptom occurs, the weather, equipment in use and which lights, outlets or rooms are affected.

Modern appliance use can outgrow the original room layout
Older room layouts often predate today’s number of appliances, chargers and home-office devices. Heavy reliance on double adaptors, extension leads or linked power boards is a signal that the outlet layout no longer matches how the room is used. Additional outlets may be possible, but the electrician must consider the intended load, existing circuit, protection and a safe cable route. A new outlet is not only a cosmetic wall change. Provide a room-by-room list of equipment instead of counting the number of spare sockets you want.
New high-load equipment should be planned with the switchboard
EV chargers, induction cooktops, heat pumps, air conditioning, solar, batteries and renovation circuits can introduce requirements that were not part of the home’s original design. The NSW switchboard upgrade guide recommends considering both current and planned future electrical needs.
Give the electrician the equipment make and model before ordering installation work. The assessment may need to consider the switchboard, circuit, protection, available supply, cable route and whether load management or supply-side coordination is relevant.
Renovation is the best time to plan before finishes close
Renovation can expose areas that are normally concealed. Involving the electrician before plaster, cabinetry and finishes are installed allows lighting, outlets, controls, appliance circuits and switchboard implications to be considered together.
Prepare a room-by-room equipment and outlet plan, identify walls or ceilings that will open and discuss which accessible wiring may remain. An assessment can separate urgent repairs, work best completed during access and improvements that can wait instead of turning the property age into one undifferentiated scope.
Prepare for an inspection without opening electrical equipment
Useful information includes the approximate property age, known renovations, active symptoms, closed-switchboard photo, equipment models and areas where adaptors or extension leads are heavily used. Mention tenants, pets, roof access, asbestos concerns, parking and strata requirements where relevant.
The NSW Government home electrical-safety guide recommends licensed electrical work and regular safety-switch testing. An inspection does not mean every older component will be replaced; testing should support the priorities and scope.
- Record the known history. Note the approximate build date, renovations and electrical work documents you already have.
- List observable warning signs. Include affected rooms, timing, weather and equipment operating when the issue appears.
- Map present and future loads. Prepare room-by-room equipment plus planned EV, cooking, heating, cooling, solar or battery additions.
- Photograph only safe, closed equipment. Include the switchboard enclosure and accessible appliance labels without removing covers.
- Ask for priorities. Request a clear separation between urgent repairs, work suited to the renovation window and optional future improvements.
